Staff from Homestead will provide more information about their plans.  Homestead has acquired the green duplex thus enlarging the substation development site. The "pie shop" site may include up to 30 housing units and may be a mix of affordable and market rate units.

Homestead Community Land Trust is building new for-sale homes in the Phinney Ridge neighborhood, with permanently affordable homes priced for those such as teachers, healthcare workers, transit drivers, nonprofit employees and other workforce neighbors who are priced out of the current housing market.
The Phinney Condos (Working Title) will be located at 6109 Phinney Ave N. (RENDERING ABOVE) The project will be developed on a surplus Seattle City Light property and an adjacent lot that currently has a single story duplex. Homestead will develop a five story condominium building with approximately 30 homes, 19 of which will be permanently affordable through the community land trust. There will also be approximately 17 parking spaces onsite. The residences will be in a mix of 1, 2 and 3 bedroom homes. The permanently affordable homes will be 2 and 3 bedroom configurations anticipated to be priced between $245,000 and $290,000, and sold to households who meet income requirements. The remaining homes will be sold at market rates anticipated to be between $335,000 and $525,000. Homestead will seek public and private funds and will use proceeds from the sale of the market rate homes to subsidize the prices of the affordable homes. The architect for Phinney Condos has not yet been announced.

 The PAHO (Working Title) will be located at 5819 Phinney Ave N. Homestead will develop a five-story condominium building with approximately 29 homes, of which 16 will permanently affordable. There will be approximately 15 parking spaces on site. The permanently affordable homes will be 2 and 3 bedroom configurations anticipated to be priced between $245,000 and $290,000, and sold to households who meet income requirements. The remaining homes will be sold at market rates anticipated to be between $335,000 and $525,000. Homestead is working with the Forward Cohousing Group to develop the PAHO as a cohousing development which will welcome homeowners with disabilities. The architect for PAHO is Schemata Workshop.

 Homestead seeks to build the most energy efficient and sustainable homes possible in order to keep the cost of ownership down, and minimize environmental impact. The limited supply of affordable housing in Seattle forces many of our frontline and moderate income neighbors to live outside of the City in which they work. This increases the impact on our environment, and reduces the diversity in our neighborhoods.
